Powerful Buying Strategies

1. Don't Get Pre-Qualified! Get Pre-Approved.
 Being pre-qualified is worthless to a seller, none of the information provided to the lender has been verified and therefore can change the results of the mortgage application process.  Unforeseen problems can arise such as glitches on the credit report due to any number of reasons. The way to present a serious offer to the seller is to get pre-approved for a mortgage, this signifies that the buyer has met all the requirements and the only thing left is the appraisal of the property. This is a very powerful weapon that works when negotiating a sale.

2. Make sure to sell your property first before buying.
 The worst thing a home-owner can do is to purchase a home prior to selling your existing one.  A person that is looking to sell their home is looking for a quick sale, they most likely will not accept an offer based on the contingency of you selling your home.  Buying a home before you sell can cost you thousands of dollars and you could loose your dream home so the best thing is to sell before you buy.

3. Make you wish list
Make your wish list before you start house hunting of thing you can and can’t live without, use this list to evaluate each home that you walkthrough. The one that has the most on the list is the one you should buy, this will take help you keep things in perspective when comparing properties. Try not to be too particular in your selection, cosmetic changes such as carpeting are minimal and therefore should not deter you in your decision making process. Things that can’t be changed such as the size of the property, the layout and the location are things you should always keep in the front of your mind. Try and imagine each house as a blank canvass and let your imagination run wild.

4. Don't Make a Hasty Decision
Don’t make a hasty decision until you have seen enough properties to make a selection. Your Real Estate Agent is obligated to show you all houses in your area that meets your requirements, don’t make an offer unless you have most items checked on your wish list
